Trusted Adviser will:
- Meet with Client and complete mini-loan application
- Inform client the loan process and stay in touch with client through process
OF will:
- Call customer to take full loan application
- Identify lender, pricing, and program
- Fill out loan submission form
- Enter Loan into LOS (Point, Encompass, etc.)
- Produce and send RESPA docs and required state disclosures
- Order appraisal and title
- Run an update AUS (LP, DU, DO) as needed
- Order VOM's, VOE's, VOA's as required
- Obtain proof of hazard insurance
- Obtain and verify mortgage payoffs
- Analyze income documentation when received from borrower
- Verify value upon receipt of appraisal
- Assist in reworking file if indicated
- Stack and forward file to underwriting
- Obtain underwriting approval
- Clear underwriting conditions
- Obtain flood certification
- Obtain a Clear to Close
- Change insurance loss payee clause
- Schedule closing with Title Company and lender
- Verify that Title Company has received lender instruments and documents
- Verify funding and disbursements
